This affordable housing program is for individuals and families with moderate incomes, allowing below-market rents for those who qualify. The program is not a subsidized housing program, as each resident is responsible for their full amount of rent each month. Rental amounts are based on the pre-set income limits in the geographic area and not based on your household income.

To be income eligible, your total household 'gross' income must be less than the preset income limit for the area.

Application Processing: Once your application is accurately completed, signed by all required parties, and all required documentation is submitted, it will take 1-3 weeks to process your file for review and approval. If application completion or documentation submission is delayed, your move-in date may be pushed back.

CERTIFICATION CHECKLIST

Please ensure you have reviewed the Minimum & Maximum Income Limits and Occupancy Standards for this community, which are listed on the website or available in the Leasing Office. Once your application is accurately completed, signed by all required parties, and all required documentation is submitted, it could take 1–3 weeks to process your file for review and approval. Each adult 18 years of age or older must complete an application.

STUDENT STATUS DEFINITION:

A full-time student is anyone (regardless of age) who attends school (including K–12) for five (5) months or more during the calendar year at a regular educational institution. Full-time status is defined by the educational institution and the number of credit hours it deems to be full-time.

PLEASE HAVE THE FOLLOWING ITEMS READY, AS APPLICABLE, FOR ALL HOUSEHOLD MEMBERS DURING THE PROCESS:

Legal Name of ALL household members

Date of Birth for ALL household members

Social Security Number/TIN for ALL household members

Email address of each household member 18 and older

Contact phone number for each household member 18 and older

Previous 12–24 months of residence addresses

Legal name and date of birth of Live-in Aide

❖ Income Sources:

Current Employer (3 consecutive months' pay stubs)

Self-Employed Individuals (Tax returns from the previous year)

Military (3 current LES)

Unemployment Benefits (most current Award Letter, all pages)

Social Security (most current Award Letter, all pages)

Public Assistance (most current Award Letter, all pages)

Child Support/Alimony (current payment history printout)

Other Potential Income – Workers’ Compensation, Disability, Death Benefits or Life Insurance Dividends, Veterans’ Benefits, Pensions, Retirement Benefits, Annuities, rental income, gifts or payments from anyone outside the household, non-federal subsidy payments, severance payments, lottery winnings, inheritances, financial aid, etc.
